Tillage farm rare opportunity
This executor’s sale places 172 acres of good quality tillage land on the market.
The land, at Rathdrought is two miles from Ballinadee, and three or four miles from Bandon town, it’s also close to Kinsale, in an area predominantly given over to tillage farming.
This far west, the Gulf Stream effect keeps frost to a minimum and allows a longer crop growing season.
Being sold with vacant possession, save for some acres under beet, the farm has been given a guide price of €8,000 to €9,000 per acre.
The entire property is a composite of two farms, plus an outlying holding of 35 acres close by.
The main portion has serious road frontage and is divided by a public road, says Jim O’Brien. Having been let for the past 10 years, it has been well tended and is well-fenced. Other pluses are southerly aspect, good shelter, and very little waste.
The sale includes a two-storey farmhouse and old yard. Built in 1906, this four-bedroomed farmhouse is structurally sound, says O’Brien, but has no windows and hasn’t been lived in for more than 10 years. Likewise, the farmyard is a collection of old stone outhouses that would need some attention.
The Ballinadee holding was previously a grass farm but has been under tillage for the past while, primarily beet and barley.
Mr O’Brien is selling the land through private treaty, but may opt for auction later. Lot one, referred to as the home farm, comprises of 80.28 acres with the farm residence and outbuildings at its centre.
The second lot is divided from the first by a public road and has 56.70 acres. The final lot is called the Mall, and has 35 acres. While the farm divides easily in this manner, the agent is open to negotiation.
