Lough Derg’s little bit of Switzerland

CEAPARANA, near Ballycommon in Tipperary, isn’t your average or common farm property, but then again its location is pretty special too.
Lough Derg’s little bit of Switzerland

It is a 130-acre land parcel near Nenagh, on the side of Lough Derg, which has been given a precise Swiss make-over most notably with a Swiss-styled country home on a lofty lakeshore perch.

The home is huge, built of steel-reinforced concrete with manorial-type and Alpine-like luxurious accommodation on three levels.

There's a boathouse and dock, and the bulk of the land gives privacy from the inland side, while Scots Pine trees give a measure of privacy from the many pleasure and angling boats using this part of the lake and the Shannon network.

Ten acres of terraced grounds surround the house, and the rest of the 120 acres is to the south, primarily in pasture and mature woods.

Ceapanara is on the market with joint agents Michael Gilmartin in Nenagh, and David Ashmore of Hamilton Osborne King in Dublin, with Knight Frank in London, and the guide price is suitably steep and cosmopolitan, at €3.35 million for the entire.

"There's been good interest already to date, both from Irish people and from overseas, including Irish people living abroad. This amount of land by the lake with views over the widest section of Lough Derg marks it out as special," said Mr Ashmore.

Singers Christy Moore and Shane McGowan have sung about the area, and singer Brian Kennedy has a home nearby in the hills overlooking Lough Derg.
