Perhaps the biggest farm sales this spring, at Clonea Power, Co Waterford, it has been announced by auctioneer, John Shelley of Shelley and Purcell.

“It’s a very good farm, the land is very good, it has a lovely location, a good house, everything is good about it”, says Mr Shelley, who is “asking €5 million” and predicts it will sell for close to that.

Farmers who have sold for development, or have road compensation in their back pockets, are the likely purchasers, he says, and if they came with their own quota the property would be the ideal package.

The 270 acres are in very good condition, he says, with only three or four wet acres, and most of the land is in permanent pasture, with the exception of 20 acres in cereals.

Most of the land is paddocked, with central farm roadways and it’s all in one block, save for a cul-de-sac route through part of the property.

Located at Clonea, the farm is just off the main Dungarvan to Carrick road, and has wide views of the Comeraghs: it’s also close to a tributary of the Suir, in a scenic location.

Interestingly, this farm uses a reed bed system for processing farm waste, and has four, sealed beds which take up a little less than an acre of ground, says the agent, but produce bottled quality water at the end bed.

Ballyneal House is a six-bedroomed farmhouse with the typical, slate-hung facade of the region. The house is in good structural condition, says John Shelley, but it will need upgrading. It has six bedrooms, four reception rooms and two kitchens.

Carrick-on-Suir, Dungarvan and Waterford city are all within a short drive.
