The business buyers with an eye to trophy properties might be making a very smart move, he says.

Everyone knows they're not making land any more, but there has also been excellent capital appreciation over the past five years, which looks set to continue in the medium term, says Mr Anthony.

This year's price gain is in the 12 to 15% region, he says.

Eventually, in a free-market situation, Ireland could become the Middle East of Europe, he says, when oil supplies start to dwindle.

"If you believe the forecasts that fossil fuel supplies will run out in 10 years, then we have a tremendous opportunity to create wealth here through the production of bio-mass crops. The average tillage farm, could become a gold mine turned to the production of green energy products," he suggests.

Bio-mass products are cleaner, greener and when there's eventually no other fuel, it's a seller's market.
