Fota Island Resort owner reports reduced losses in 2025
Falling revenue from accommodation between the two hotels was offset by increasing sales on food, drink and golf activities.Â
Xiu Lan Holdings, the company that owns Fota Island Resort and the Kingsley Hotel in Cork, reported a loss for its 2025 financial year of just over €1m after seeing its operating profit decline by 16%, its latest accounts show.
In its financial year ending on March 31, 2025, the company made an operating profit before depreciation and impairments of €3.6m, down from €4.2m the year prior.
The company generated a turnover over €37m in 2025, up from €36.44m in 2024. However, increasing administrative expenses, up from €27.7m in 2024 to nearly €29m last year, ate into its final operating profit.
In its financial statement, the company said both Fota Island Resort and The Kingsley continue to invest in upgrading various facilities across both hotel properties, including bedrooms, golf course and high-performance team sports facilities, to enhance customer experience.
“With increasing turnover, golf membership at Fota Island Golf Club is currently at its highest, which is central to the success of the resort, and there are strong international bookings in place for the forthcoming year,” the company said.
Of its total turnover, just under €15.9m was from rooms and accommodation — down 3% year-on-year. This decline was offset by a 7.3% increase in food and beverage sales to €13.1m as well as a 10.8% increase in revenue from golf activity to €3.17m.
After depreciation, impairments, and interest payable were taken into account, the company reported an overall loss for the year of just over €1m which is down from the loss of €1.2m the year prior.
As of the end of its 2025 financial year, the group has assets valued at €64.8m — down year-on-year from €66.7m — while its liabilities stood at €36.5m, also down from €37.5m.
The director did not recommend payment of a dividend during the year.
Between the two locations, Xiu Lan Holdings employed 611 people on average over the course of the year. Wages and salaries for their staff cost €15.6m.
The ownership of the Fota Island Resort and the Kingsley Hotel has been the subject of a long-running legal battle by Chinese businessman Yuzhu Kang and was only resolved in February 2024.
Mr Kang resigned from the company in July 2024 leaving Haili Yang as director.
