A bad scenario for buyers is when a house purchase clears you out and the home that is now yours turns into a money pit. No such worries apply at No 10 Careystown Woods in Whitegate where several rounds of cosmetic surgery have it looking years younger than it really is. Actually, some of that surgery was more reconstructive: two pokey rooms to the rear were knocked into one, to create a bright, light-filled kitchen/dining space with French doors to the rear garden. A sleekly-finished kitchen was installed in 2022 and the whole thing looks good as new.The living room has a tasty finish too, with its 5kW Stanley stove, installed two years ago and transformative in terms of warmth.

Around the same time, two bathrooms were upgraded and even though it’s c 25 years since Heritage Developments delivered the Careystown Woods scheme, No 10 has barely aged. You will notice too the strong B1 energy credential —more in keeping with a new home. Again that’s down to the 2020 buyers who installed 16 solar panels and a 5kW battery and inverter, creating a system that generates up to 7kW. Electricity bills are now low and occasionally, zero. For electric vehicle owners, a Zappi EV charger is already installed.

Even the split-level garden had a full makeover (in 2021), with a patio at either end, a kiddie play area, outdoor lighting, raised beds, and a garden shed.

With that much-coveted fourth bedroom, it’s a handy one for families, who will also like the cul-de-sac setting and the large green out front.

Selling agent James Colbert of Colbert & Co is guiding the 124 sq m semi-d at €385,000.

“It has been exceptionally well maintained and significantly upgraded,” says the agent, who also notes Whitegate’s attractive harbour setting, its proximity to Midleton (15 min drive), to beaches in East Cork, with Cork city at a half hour remove.

VERDICT: All done, no more to do, as Bertie never said.
