Will planning for a few sites be a walk in the woods for this coastal Courtmacsherry one-off? Or, might it be simply bought for its buffer-belt of greenery, front, back, and sides?

Following on from a bidding war on a dormer home called Rockmount on the village’s Sea Rd which rose from an early summer ask of €850,000 to top well over €1m (via Sherry FitzGerald O’Neill), an autumn property market launch comes for this 2,150sq ft five-bed bungalow further out the road. It’s guided at €825,000 by agent Andy Donohue of Hodnett Forde, who can expect a range of interest, from owner- occupiers to small builders and hopeful developers, as it’s on 1.75 acres, within the Courtmacsherry village development boundary.

Just on the village side is The Meadows, comprising 30-plus modern houses, a mix of full-time family and holiday homes:

In front is the shoreline- hugging Fuchsia Walk, the Courtmacsherry leg of the Seven Heads Trail with a range of short and long loop walks (the longest is eight hours), and behind are mature oak woods by Woodpoint House.

The bungalow, with three front dormer window peaks is in good overall shape, likely to date to the 1980s or thereabouts, has ground and first-floor bedrooms and bathrooms, has an integrated garage, and a D BER, with oil-fired heating.

There are water/harbour views from the property, reached via an internal road through The Meadows and “the plot is unquestionably one of the finest and largest to come to the market in Courtmacsherry for some time,” notes Mr Donoghue, reckoning “its added benefit being located within the village development boundary which opens up many options for additional development, subject to planning permission.”

VERDICT: The 1.75 acres opens up possibilities for sure, and whoever ends up in the current house will surely hope to retain at least some of the vista as they take ‘a view’ on how many other possible houses might end up here by the Fuchsia Walk.
