The expression ‘A1’ meaning first-class or top quality originated from the Lloyd’s Register marine insurance ship classification system in the 18th century. The A represented the top quality of the hull and the number 1 indicates that the general equipment is in first-class condition. Combined, an A1 rating means the whole ‘vessel’ is in peak condition.

And while Cuan on Cork’s Well Road isn’t exactly on a harbour it does have a prized A1 energy rating and everything very much in ship-shape condition. In fact, it’s effectively a brand new house even though this is a repeat showing on the property market.

An unexpected change of plans for its Dublin buyers brings a second chance at buying a brand-new 292 sq m home on the prestigious Well Road for any buyers who may have missed out first time round or who weren’t ready for moving last year.

Built in 2023, Cuan, now for sale for €1.25 m, is one of a pair of detached large Edwardian-style ultra modern homes at the Douglas end of Well Road.

Lookalike neighbour, Inish, was bought in 2024 for €1.2m.

This five-bed is A1 rated thanks to features such as triple-glazed Aluclad windows, Ecodan heatpump central heating, and underfloor heating.

If the proof the pudding is in the eating then the brand-new-with-tags status is confirmed by the fact that there is no kitchen installed yet: “The kitchen is serviced and ready for the installation of both floor and eye level unit as well as an island unit,” notes Sean McCarthy of ERA Downey McCarthy. On the positive side this means new owners will be installing a kitchen to their own exact spec.

Both Cuan and its neighbour were built by niche developer Bobby Sheehan on the site of a former cottage. He bought the site with planning permission for two homes in place, in March 2022 from a receiver.

“It’s a super house, A-rated and three storeys. We’re seeing interest from people in the area who want to trade up to this excellent property,” adds Mr McCarthy.

Any tennis players will be delighted to know there’s pedestrian access to Douglas Lawn Tennis Club just 180 metres away. And it’s a gentle 400 metre stroll to the heart of Douglas village.

VERDICT: A premier future-proofed blank canvas for new owners.
