Semi-d prices on the ascent: Ballintemple four-bed hits market for €820k

A-rated four-beds in Cork City’s Ballintemple have been making in the €800ks of late, says Tommy Barker

There has been a bit of churn in recent years at Cork’s top-finished Aylesbury housing scheme, a mix of 75 house and apartment types, on a former Eircom site next door to Cork Constitution RFC in Ballintemple/Ballinlough, and prices have, so far, been on the up and up.

A detached hit €955,000 in 2023, and, more recently, a number of semi-ds have topped €800k, with No 61 fetching €860,000, No 62 €870,000, and No 63 €890,000, all on the Price Register for 2026.

Now comes No 69, a 1,500 sq ft, pristine four-bed, three-bath semi, priced at €825,000 by agent Lawrence Sweeney, of Savills, who has had several other resales here in the past year or two, and Savills also acted as agent, day one, for developers Centurion Homes, with design by Kinsale-based Richard Rainey.

Mr Sweeney says No 69 has a number of above-spec features and finishes, including a bespoke living room wall unit with built-in work stations, café-style/plantation shutters, engineered floors, and large, porcelain-topped kitchen island with hob.

The compact, walled-in rear faces west, with the large, detached red-brick, 1980s Shrewsbury homes over the mature back boundary (the aspirational link to top Monopoly board addresses Shrewsbury and Ailesbury is not entirely coincidental) and to the front is off-street parking for several cars, with an EV charge point.

VERDICT: Another chance to buy in to well-set Aylesbury, near a range of sporting amenities and parks and, with easy access to the city centre, Douglas, and Blackrock/the Marina.
