Clonakilty home soars by 50% to €775,000 only four years since first sale

There's been strong price inflation — of as much as a 50% uplift — over the few years since the first new homes in the Cúl Ard estate, outside Clonakilty town, at Gallanes, off the Timoleague road, were first being built around 2020.

Cúl Ard is a now-completed niche scheme of 13 A-rated, detached houses of varying sizes and styles, and the crisply-finished, c 2,500 sq ft five-bed No 5 appears to be the first to be offered for resale.

It’s priced at €775,000 by agent Martin Kelleher, and that’s a rise of 50% from the €520,000 that the Price Register shows No 5 was bought for day one, back in 2022, while other new sales ranged from c €485,000 to €600,000.

The last new sale in the estate, was of No 13 Cúl Ard, and that was recorded late last year at €730,000.

Unsurprisingly, No 5 is as-new, on a wedge-shaped, wide corner site in the cul de sac and has a detached garage.

The house presents very well, and is west facing at the back, with quality finishes, such as dark parquet flooring, and a dark-green kitchen by Celtic Interiors.

And one of No 5’s five bedrooms (with en suite) is at ground level, where there’s also two reception rooms and kitchen/diner, while one of the four other bedrooms upstairs also has a private bathroom.

Auctioneer Mr Kelleher describes No 5 as a “stunning, immaculately presented lifestyle property in a boutique development”, adding that it’s only a few minutes from town by car, with the Joe Walsh Walkway nearby on the N71, linking the edge of Clon town with the Technology Park.

VERDICT: For families with children, No 5’s vendor-owners have built their own small play area next to a patio, while just over the boundary fence there is a small, communal railed play ground (near a green area) with swing, slide, and see-saw. Child’s play, indeed...if you have the funds to purchase.
