The last time No 2 Lake Lawn appeared in these pages, in March 2024, the confident then-selling agent described it as “a home for life. It could sell immediately.” Well, he was right on the latter half of that sentence: not only did it sell swiftly, it went for €711,500, well over its cited €525,000 guide.
But he was wrong on the ‘home for life’ assertion. Having spent further sums on it since, largely in invisible but vital areas, the buyers of 2024 are No 2’s vendors of 2026.
“We have loved living here; the neighbours are fantastic, there are street parties in the summer, and the area is vibrant, but quiet and private at the same time, but we want to live closer to family, in the western suburbs,” the owner couple say.
During their brief spell at the 1,295 sq ft, three-bed semi, just off the Well Rd, they added a new front door, new combi boiler with zoned heating, replaced clay and lead pipes, rewired, improved the kitchen and bathrooms, wired up the garage ready for conversion, and added cabling for a EV charge point, and all to the benefit of the next occupants.



Selling No 2 Lake Lawn, aka St Canice’s, now is Samuel Kingston, of Casey & Kingston, who guides the previously extended home, with covered deck to the west-aspected rear, from €695,000.
