Going a bit more public now is phase two of a 39-unit new homes scheme, Smithsfield, on the Clogheen road just on the edge of West Cork’s Clonakilty — phase one sold out without ever going public.

Builders Caraden Homes are to deliver a mix of one- and two-bed apartments, three-bed mid- and end-terrace houses, and four-bed semis at the mid-size development aimed at first-time buyers, traders down, and growing families.

Some 15 of the 39 in all sold straight off to registered parties on the Hodnett Forde database, says HF agent Mark Kelly, with phase two now going to the open market, with home hunters asked to register interest.

Prices start at €285,000 for a one-bed first-floor apartment of 870sq ft; a ground-floor two-bed of similar size is €325,000. Three-bed mid-terrace house of 1,152sq ft were booked at €400,000, and end-terrace 1,194sq ft ones were €430,000.

Phase two’s three-beds may get adjusted prices, advises Mr Kelly, who also priced the good-sized, 2,060sq ft four-bed semis at €525,000.

“The swift sale of Phase 1 underscores the strength of demand for well-built, energy-efficient homes in prime West Cork locations,” says Mr Kelly, adding that Smithsfield qualifies for the Help to Buy and First Home Schemes “offering additional support to eligible purchasers.”

VERDICT: Supply of new homes in Clonakilty looks good for the years ahead with a follow-on development due by the An Sruthán scheme just off the bypass road.
