WITH the kind of price tag that could throw a lifeline to a first-time buyer, No 21 Wolfe Tone Street in Clonakilty is turning heads.

A tall, narrow townhouse, spread over three floors, it’s been a rental for several years but has held up well, and comes to market following a substantial refresh.

 Repainted head to toe, it’s benefited from other upgrades too, such as repairs to its two flat roofs (fibreglass added in 2019), while the chimney was relined in 2023. Its E1 BER suggests there’s more work to be done to the 100 sq m property, but it’s not bad for a 1850s build.

The most significant structural change was carried out 19 years ago, when a kitchen extension was added to the rear, raising light levels.

Two velux windows, glazed double doors to a patio, and a southerly rear aspect all help.

Agent FrankO’Driscoll of Hodnett Forde says centrality is a key attraction at No 21, which is less than a two-minute walk from SuperValu at the entrance to the town, off the N71.

So far he’s had US and local interest and an offer just over the asking of €299,000 for the terraced home, where parking is on-street. In good condition, accommodation includes a front room entered via glazed double doors off the hall, and to the rear, the bright kitchen.

Bedrooms are across the top two floors: A single, a double, and the main bathroom on the middle floor, and the main en suite bedroom up top.

While owner occupiers are to the fore in those viewing house, an investor or holiday home buyer might swoop in, given its turnkey nature, townside convenience, and ready access to the beaches of West Cork. An investor could expect to make €1,750 in monthly rent, Mr O’Driscoll says.
VERDICT: Great location, good value, should be brisk.
