LONG before Daffodil Fields was a twinkle in the eye of its builders, it was a residential farm noted for its daffodil-strewn pastures. When West Cork’s Fleming Construction came in and developed it into an estate of 60 homes 25 years ago, they named it in honour of the cheery little blooms.

Much has blossomed since, including the town of Ballincollig itself, which stands as a beacon of self-sufficiency. While very much a suburb of Cork city, it’s quite an independent fiefdom, thanks to excellent transport links, strong retail, many schools/outdoor amenities/sports facilities.

For all of these reasons — and marginally more affordable house prices — families tend to gravitate towards Ballincollig - some of whom are looking at No 28 Daffodil Fields, a four-bed, 1,500sq ft detached home, in a cul-de-sac within the scheme.

Families will like the open plan kitchen/dining layout, with sliding pocket doors to the living room, where you can cosy up around a multi-fuel stove.

Tirza Hourihane of Sherry FitzGerald points out how close it is to the Ballincollig bypass, on the eastern side of Ballincollig, near the Poulavone Roundabout, where Model Farm Rd and Carrigrohane Rd meet. It’s also just a few minutes to the town centre, on foot.

Of the house itself, Ms Hourihane notes its robust B3 energy rating, which will allow the buyer to apply for green mortgage rates. There’s a south-facing back garden with two patios, including one with a built-in barbecue and benches.

“It’s an ideal spot for outdoor dining,” the agent says.

The guide price is €645,000, close to what a comparable property sold for in the estate in 2024. That was No 35, which had a conservatory, overlooking a professionally landscaped rear garden. However its energy rating — a C2 — wasn’t as good.

VERDICT: Good chance it will go to a family in the neighbourhood looking to trade up from a three-bed semi to a four-bed detached home.
