It would seem that Mews House off Infirmary Road is the only brand new A rated property currently being offered for sale in Stoneybatter – an area where redbrick period houses predominate.

A newly completed two-bed detached house with a garden at the rear, it is an extremely rare find in Stoneybatter, where the last recorded sale of a new build seems to have been back in 2021.

“It’s a fabulous house – built to a very high standard with a heat pump, triple glazed windows, PV panels and a contemporary hand painted kitchen with quartz worktops,’’ says Elizabeth Ryan of Sherry FitzGerald Phibsborough.

Built on an infill site, it’s a cleverly designed redbrick property which has an internal front porch with storage for both bins and bicycles.

Downstairs in the 84 sq meter house, there’s a guest WC off the hallway and,at the rear, a spacious contemporary kitchen/dining/living room with oak laminate flooring, two skylights and stylish white units and a large island unit.

The upstairs has two bedrooms with en suite shower rooms – one at the front and one at the rear. To the rear there’s a 14.8 metre long garden which Ms Ryan says is larger than you typically find in Stoneybatter.

Guiding at €695,000, it's located at Jerome O’Connor Place off Infirmary Road and is close to cafes and amenities and within a ten minute walk from the Luas stop at Huston.

VERDICT: The location combined with and A1 BER, could make this very desirable
