THE continued high tide of demand for waterfront and water adjacent property continues apace across prime Munster locations.
Just witness the €1.75m sought this month for a full-refurb home by the old Coosheen golf course in West Cork’s Schull. The value, if it makes it, will be driven by the fact there’s two acres with private slipway; then, there's the €595k ask for a derelict farmhouse on 21 acres between Kerry’s Ballinskelligs and Waterville.

Both are listed with estate agent Ron Krueger of Engel and Volkers, who says both are “ideally suited for those seeking an exceptional location with scope to create something truly special.” His strongest price target is the €1.75m for a decades’ old, vacant house by Coosheen overlooking Schull harbour and Roaringwater bay towards the even more exclusive Colla Road, set at the top end of its two acres.

It’s part of a cluster of homes – some far, far grander than this offer - here by the former, short-lived Coosheen nine-hole golf course which ceased play in 2005, and the site of copper mines in earlier centuries.

Telling the E&V listing doesn’t show any internal shots at all of the 220 sq m four-bed home with sun room, and it needs total renovation, says Mr Krueger, billing the property as “an unmatched opportunity in one of West Cork’s most picturesque and desirable settings.”

The current property is at the far end of the long, two acre site running towards the water (an access road for a few other homes runs between the private land, and the water where there’s a shingle beach and old slipway.
Might a bullish buyer aim to replace and/or even relocate on the expensive site, subject to planners’ approval, and neighbours’ concerns? Describing it as a landmark site, the auctioneer says it “offers endless possibilities for reimagining the home with space for extended outdoor living, landscaping, or even complete re-development, subject to planning.”
West Cork waterfront homes have previously made multi-million euro sums, for castles (Glandore’s Kilfinnan) and islands (Horse Island, etc) and current other offers range as high as €4 million (off-market) and €7m for the Disney family’s Coolmain Castle near Kilbrittain.
Meanwhile, also listed with Engel & Volkers in south Kerry is a roadside derelict farmhouse and stone outbuildings on 21 acres running down to Inny Strand and Reenroe Beach near a sandy seaside delta, between Waterville and Ballinskelligs, facing Hogs Head.

It’s mixed quality land, and there’s an option of a further 19 acres of mature forestry and an extra 1.7 acre filed across the road.
