“It’s just a 10 minute walk of St Stephen’ s Green, Grafton Street and Trinity College and is within five minutes of St. Patrick's Cathedral and Christchurch,” says Alistair Hickey of Felicity Fox auctioneers who is seeking offers of €625,000 for the handsome redbrick Victorian property.

Current owners who bought it in 2017 have done a considerable amount of work on the property but are moving on without having built the kitchen extension they had planned on.

“They fitted double glazed sash windows at the front, upgraded the upstairs windows at the back and also put in a stylish bathroom,” reveals Mr Hickey.

The property has 93 sq metres of accommodation which includes a sitting room with a cast iron fireplace and a living room with an archway opening onto a kitchen extension added by previous owners. To the rear there’s a bathroom while the upstairs has a stylishly upgraded bathroom and two bedrooms.

The back garden is larger than those of neighbouring houses and offers scope to replace the existing extension with a larger two storey one.

The most recent sale in Lauderdale Terrace was of No 7 – a two-bed with a guide of €645,000 which sold for €700 in 2023.

Moving to Spain could be an option for a trade up buyer who fancies a move to a spacious four-bed house with sea views and an acre and a half of gardens in West Cork.

How the townland, five km outside Baltimore came to be called Spain doesn’t seem to be known but it’s possible it came about around the same time as a nearby island became known as Spanish Island. But for whatever the reason, it gives this property quite an interesting address.

Built in the early 2000s it’ s a 164 sq metres house situated on an elevated site around a kilometre from the coast. “The views from the front are of the coastline between Tragumna and Baltimore and of Kedge Island,’’ reveals auctioneer Andy Donoghue of Hodnett Forde Auctioneers.

Noting that properties with sea views and large sites are always in demand in the Baltimore area, he says the property’s €595,000 guide price offers “decent value” or a house on an acre and a half near the coast.

Rooms which overlook the sea from the front include a sitting room with a fireplace and a bay window as well as the open plan kitchen/diner. To the rear there’s a utility room, a guest WC and an en suite bedroom now used as a home office. The upstairs has a bathroom and three bedrooms including two en suites.

VERDICT: Sea views and proximity to the coast are key attractions.
