A move to a cottage in the country could be an option for a buyer who likes the idea of escaping from the hustle and bustle of city living.

Brendan Bowe of Bowe Property believes that Rose Cottage at Kildarra near Innishannon would make the perfect home for this type of buyer.

“A 1930s built traditional stone property, it was refurbished and extended around ten years ago by current owners who were living overseas at the time,” he reveals noting that it has modern kitchen units, oil fired central heating and double glazed windows and is on a site of over half an acre.

Listed with a guide of €320,000, the property has 90 sq m of living space which at ground floor level includes an open plan timber floored living area with a staircase as well as a kitchen/diner with shaker style units at the rear. Off the kitchen there’s also a small utility and a small shower room while the upstairs has a bathroom and two bedrooms.

Although it’s been upgraded and fitted with double glazing windows, the cottage has a E1 BER so would benefit from insulation and an energy upgrade.

Outside Rose Cottage has lawned gardens with a patio. Located four km from Innishannon and seven km from Bandon, it’s within a 25 or 30 minute commute from Cork city.

VERDICT: An alternative to a three-bed in the city for a buyer who wants a home in the country.

Parents with college-going offspring might be interested in purchasing 21 Wycherley Terrace, a small mid-terrace three-bed house located within a five minute walk of UCC.

Offering 49 sq metres of living space, it has kitchen/diner, a bedroom and a bathroom at ground level while the upstairs has two bedrooms with en suite WCs. Fitted with double glazing it has a C2 BER.

VERDICT: Also likely to attract investors.

Within a little more than an hour of advertising 17 Belmont Avenue in Rochestown, Glen O’Connor of DNG Creedon Finn O’Connor had booked 15 viewings.

“All of these were with first-time buyers, “ he says, adding that this modern three-bed end-of-terrace house is always hugely popular with young couples.

Its location, 3km from Douglas village, is a key attraction, as is its condition. “The owners have had it since it was built in 2003 and have maintained it very well,” says Mr O’Connor, noting that it has gas heating, double glazed windows and a C1 BER.

Downstairs accommodation includes a laminate floored living room with a fireplace, an under-stairs guest WC and an open-plan kitchen/diner with tiled flooring, cream fitted units, and sliding patio doors. Upstairs has a bathroom and three laminate-floored bedrooms, two doubles and a single. To the rear is an enclosed lawned garden with a shed and a patio.

In a row of three, No 17 overlooks a central green area. The owners can park in a communal parking area which runs along the front of the houses.

“Belmont Avenue is a popular development located within walking distance of schools and Garryduff Woods Forest recreation area and sports centre,” says Mr O’Connor.

VERDICT: Given the immediate interest, it seems likely to sell quickly.

This modern two-bed ground floor apartment at 39 Fernway, Classes Lake in Ovens could suit either a young couple starting out or an older couple downsizing. So says Con Nagle of Global Properties.

Accommodation at the former rental includes kitchen/dining/living room, two bedrooms and a bathroom. For an apartment, it has a good sized patio garden.

VERDICT: The location, within a five-minute drive from Ballincollig, is a key selling point.
