NOT since Lindeville was launched at the turn of the millennium did a housing estate generate as much hype on the Blackrock Road as Botanika, where homes were snapped up off the plans, when the scheme was launched in 2017.

Just two have re-sold, and one of them, No 14, a four-bed semi, was traded in for a larger detached home within the same estate (no 17). The trade-up led to the highest price paid for any home in Botanika - €885,000.
No 13, a four-bed semi-d, featured here, comes to market for €795,000. In 2021, its next-door neighbour, No 14, came to market for €635,000 and sold for €775,000. More recently No 18 sold last year for €755,000.
Megan Forde, the Sherry FitzGerald agent selling 1,560 sq ft No 13, says it’s the first time the house has come to market in this well-finished 31-home niche Cleve Hill development, by Citidwell, where nothing was left to chance. “The estate has a nice green for kids to play on, which you don’t always get around Blackrock,” Ms Forde says.

Energy efficient No 13 comes with fitted kitchen and fitted and tiled bathrooms.

Floored and painted too, it’s ready to move in to. Accommodation includes open plan kitchen/dining with a sliding door to the asymmetrical rear garden, which has a patio.

Downstairs also has a living room, utility and guest WC.
Botanika, on a sloping six-acre site between Ballintemple and Victoria Road, and an easy walk to the city, is near several key amenities such as Marina Park, Supervalu Páirc Uí Chaoimh and the Blackrock to Passage Greenway. There’s a choice of schools nearby and the area is well served by public transport.

Ms Forde says all of the interest so far is from “young families with kids”.
Lucky for someone, No 13.
