BEAUMONT homes are regular guests in our coveted House of the Week slot due to exceptional box-ticking ability. Location is the most obvious reason. Then there’s the comfort of a mature, well-served residential area, where lower density housing dominates — unlike the more packed estates in some of the city’s younger suburbs. Lower density translates into larger gardens in this part of town, which in turn creates the space for householders to extend.

With so many positives in the neighbourhood — before we even get to proximity to schools, green areas, playing pitches, public transport, Cork city centre, Blackrock village, the Marina, the Blackrock to Passage greenway — is it any wonder that there’s a bit of clamour any time a Beaumont home comes on the market?

Expect that clamour to heighten when house-hunters spot the For Sale sign outside No 1 Beaumont Lawn. It’s the ultimate box-ticker: Its new owners gave it a first-class makeover when they bought it for €555,000 just two years ago. So, unlike many of its compadres, it doesn’t need a 21st century upgrade.

Work to the 88sq m house was extensive. New tripled-glazed windows were installed front and side and double-glazed to the rear; the entire house was insulated, including the attic. Heating was upgraded, new drains put in, new electrics and plumbing, a new boiler, and outside, a new gravel driveway was laid and smart new limestone steps installed to the new front door. An exceptionally generous limestone patio was laid to the rear and framed by raised flower beds, while still leaving a wealth of lawn for kids to play on (not to mention the tree house and swing).

The garden is west-facing, so ideal for evening barbecues and entertaining and there’s even a pedestrian gate at the bottom of that long, generous, and fully-enclosed garden (not overlooked by so much as a window) into nearby Beaumont Park, from where it’s a hop, skip, and a jump to primary schools for both genders.

The garden alone will sell it but for good measure, the interior is quality too, from the newly-fitted kitchen - which is open plan to the dining area, from where large sliding doors open to the patio - to the refurbed bathrooms, to the herringbone floor in the living room.

The only thing the owners didn’t do is extend, but the option remains to do so: to the side where there’s an adjoining garage, or to the rear.

Having invested heavily, the owners are now find themselves re-locating to Dublin for work — which is good news for buyers holding out for a Beaumont home.

Selling No 1 is unlikely to be much of a challenge for Stuart O’Grady of Sherry FitzGerald.

He’s guiding at €635,000 and anticipates great interest from first-time buyer families and downsizers, as it’s been his experience that those trading down are particularly fond of the area. “It’s an excellent opportunity, a genuinely turnkey home,” Mr O’Grady says.

KVERDICT: Likely to be highly competitive quick sale with interest from re-locators who know the area and want a ready-to-go home.
