WHEN this four-bed semi-d was built back in the 1970s, builders were inclined to be more generous about room size. The living room and dining room at No 15 Suncourt in Midleton have a bit more going for them than some of the boxy efforts that can surface in contemporary estate homes. The rear gardens tend to be bigger too and there’s a decent one at No 15.

Selling agent Adrianna Hegarty of Hegarty Properties says there’s room to extend out the back or at the side or both. The more straightforward option would be to incorporate an adjoining garage.

There may be grant help available to do this as the house is the subject of a probate sale and had been empty for more than two years.

As such, there’s potential for funding under the Vacant Homes scheme. It will need an energy upgrade too (BER is E1), with a variety of SEAI grants worth looking at.

Ms Hegarty says No 15 “is a really good house” where a key selling point is the location — it’s a two-minute walk from the centre of Midleton town. The good news is that it didn’t flood during the havoc wreaked by Storm Babet last October. The guide price for this 128 sq m home is €380,000.

VERDICT: Might suit a buyer trading down from the countryside who’s looking for townside convenience, or equally a family in search of a four-bed near to all of the essential services.
