ABOUT 25 years ago, house hunters eager to build their own home in Carrigaline would have had a couple of options open to them at Heatherfield Lawn, where builder Joe Hallissey had a dozen serviced sites on offer with outline planning permission.

The buyers of No 9 chose their dormer house style from a series of designs put forward by Mr Hallissey, who then set about obtaining full planning permission.

The owners were so pleased with their home that when it came to improving the insulation a few years ago, they asked Joe to come back.

“The house was built using traditional block work with cavity walls, so Joe came back eight years ago and pumped the walls with insulation and spray-foamed the attic,” the owner says. The energy rating is a solid one for a house of its age. It's a B2 which means buyers can avail of more favourable green mortgage rates.

Heatherfield Lawn is a cul-de-sac of 12 detached "one-offs" on the Cork City side of Carrigaline. The owner points out that it's on the right side of town for avoiding main street traffic, which is good news for anyone with a work commute to Cork City or Ringaskiddy. In fact the owner himself worked in the pharmaceutical industry in Ringaskiddy. 

Since the covid lockdown, he’s had a home office, an insulated, fully-wired-for-internet log cabin adjacent to the house, from where he runs Insight Project Services Ltd, a project control consultancy.

He says No 9 has been a great family home, spacious (c2,300 sq ft), with five double bedrooms and room to park five cars in the drive, where there’s an EV charger.

“All the kids are driving so it’s great to have the space,” the owner says.

Having moved here from the UK, he was looking for a home that struck a good balance between urban and rural.

“I didn’t like the idea of a house in the middle of nowhere, but at the same time I wanted a large house on a large site,” the owner says.

He got what he wanted (No 9 is on a quarter of an acre) and within walking distance of Carrigaline town centre. It’s also close to beaches like Myrtleville, Fountainstown and Rocky Bay, while a scenic greenway/former railway line, links Carrigaline to the charming harbour-side village of Crosshaven.

He was happy too with the good range of accommodation at No 9, where a large open-plan kitchen dining room is the main living space. French doors open from the kitchen onto a patio that runs the full width of the house. 

Beyond it is lawn.

Back indoors, there's also a living room and a separate sitting room.

Overhead, one of five bedrooms has an en suite. The main bathroom is also upstairs, while there's a guest WC downstairs, along with a utility.

Selling No 9 is Kevin Barry of Barry Auctioneers and his guide price is €650,000.

He describes it as a “very well proportioned home, with spacious living accommodation, finished off to the highest specification”.

Only two previous house sales show up on the Property Price Register relating to Heatherfield Lawn. It shows No 4 sold five years ago for €575,000.

VERDICT: Good location for anyone looking for a large family home with a handy commute to Ringaskiddy or Cork City.
