IT’S beginning to look a lot like Christmas at this Mogeely home where a stylish garden room doubles up as an ideal workshop for the owners’ hamper business.

All the wrapping and packaging that the business entails should ensure a smooth run when it comes to the mammoth task of parcelling up household contents once the sale of No 39 The Meadows is over the line.

But for now, the couple that owns the house are focused on filling orders for their Artisan Hamper Collection, which is stuffed with locally-produced handmade goodies, including candles made in the very same workshop/garden room.

Ironically, this epicentre of hamper activity was only completed in recent weeks, but is already a favoured space, used not just by the hamping-it-up parents, but by three sons as a den to hang out in and watch TV. Fully insulated, it’s a cosy spot with a vintage stove, retrieved in a dire state from a shed in Mallow and refurbished by the couple.

Clearly no slouches, they put a lot into the main house too.

“When we bought it new in 2004, it was just a shell, with no floors and no kitchen. We put everything into it and my husband would have been very good about keeping things in good order,” his wife says, adding that “he’s very good with his hands”.

They focused on quality when fitting out the house, laying solid oak flooring in the open plan kitchen/dining room and in the living room, with both rooms linked by double doors.

Kitchen fittings are high spec too, including solid oak countertops, a feature breakfast island, a Belfast sink and built-in larder unit.

French doors lead from the dining area to the rear garden where the handy man of the house built a barbecue next to a patio.

As well as the garden room with floored attic space, there’s a separate garden shed.

The view to the rear is of fields, which alternate between maize, potatoes and the electrifying yellow of rapeseed.

You’d have to ask why No 39 is on the market given the garden room project is only just completed, but the family seems to have a passion for doing things up.

They’ve bought a bigger house in Dungourney that needs a lot of work, a prospect they are unfazed by. It has an annexe, which will suit the hamper business, and a shed for a 14-year-old son who has inherited his dad’s deftness with his hands.

“He’s knows everything there is to know about engines and he’s already refurbished two motorbikes and a couple of lawnmowers,” says his mum.

She will be sad to leave The Meadows and their neighbours of 20 years.

“There are four detached houses in The Meadows and three of them have the same owners for 20 years. We reared our families together, and I’ll be sad to be the first to go,” the woman of the house says.

Kyle Kennedy of Hegarty Properties is selling their 1,400 sq ft home and he says it’s been 13 years since a detached home in The Meadows came up for sale: “It’s a really nice small estate, a family-orientated development, and it’s just a five minute walk from the new Midleton to Youghal Greenway which is due to open soon.

“There’s a lovely lifestyle on offer, country village life, yet just a 10-minute drive from Midleton town,” Mr Kennedy says, adding that it’s on the bus route to national schools in Castlemartyr, Dungourney, and Killeagh.

The guide price for No 39 is €375,000.

VERDICT: With four double bedrooms, No 39 is a surefire trade-up, although the guide price might also suit some first time buyers. Garden room is a good multifunctional addition.
