JANEVILLE is not an estate with image problems. Populated by contemporary ‘A’-rated homes, the Carrigaline properties have been snapped up by appreciative buyers, ever since the phased development started back in 2017. At one stage, auctioneer Dan Howard, selling agent for the new builds, had 500 people on a waiting list. It’s been a big success story for builder/developer Astra Construction, whose plan is to deliver c1,000 homes on the 100 acre site. It will make Janeville one of the largest new-build housing schemes outside of the Dublin region in the past 15 or so years.

First time buyers are loving the energy-proofed, good-looking Janeville homes, especially where they qualify for a government grant to assist the purchase. For non-first-time-buyers, it means the competition is stiff. Their chances improve when one of those homes returns to market, as government grants apply only to new builds.

No 3 The Park, Janeville has just returned to market, and as a five-bed, with a €625,000 guide price the likely buyer profile is families trading up.

Terence O’Leary of Murray Browne is the selling agent and he says the price is comparable to what people are paying for pipeline homes due in the next phase, which are still 12 months off.

“Rather than waiting 12 months, you can get a home that’s ready-to-go, with carpets, curtains, fitted kitchen and lots of extras,” Mr O’Leary says.

Those extras include a full size fridge and a full size freezer, and outside, two marble patios and a stylish, built-in water feature.

No 3, a generous 206 sq m home, is spread over three floors, and is as fresh and crisp as a showhouse. To the front, overlooking a green, are two reception rooms, one of which is the “good” room, with bay window, feature insert gas fire and solid timber floor.

 The other is a family room or playroom or whatever you need it to be. 

The main downstairs accommodation is the kitchen/dining/living room, a stylish, shiny affair, with an L-shaped breakfast counter. A door near the dining area opens onto one of two large patios.

The remaining two rooms before heading upstairs are a good-sized utility and a tasteful guest WC. The main bedroom, on the first floor, comes with en suite and a walk-in wardobe, fitted on both sides, with wall to ceiling mirrors.

Overhead again are the kids’ rooms, well lit, with two velux windows apiece, and access to a top floor shower room.

While indoors is ship-shape and Bristol fashion, out back is also a case of "no expense spared". With two marble slab patios to choose from and an impressive water feature, the prospect of outdoor entertaining never looked better.

Mr O’Leary has a steady stream of viewings for No 3, mainly traders-up, but also one or two first time buyers.

He says Janeville is a great spot, it already has a creche and there are plans too for a retirement home “so you’ll never have to leave” he laughs. The development, near the Shannonpark Road roundabout, is on the right side of thriving Carrigaline for those commuting to Cork City centre or Ringaskiddy. The location will become even more significant when the M28 motorway is completed in 2030, linking the Port of Ringaskiddy with the Jack Lynch Tunnel and the M8 Cork-Dublin motorway.

Janeville is also close to the coast - beaches such as Fountainstown and Myrtleville are within a 10 minute range.

VERDICT: Next phase homes in Janeville are still some way off. If you went to get a head start, No 3 is looking good.
