You wouldn’t suspect from its modest mid-terrace frontage that No 15 Wolfe Tone Street in Clonakilty is a spacious four-bed house with an extra-long back garden.

“This house has 180 sq metres of living space and the garden behind it is 50 metres long,” reveals Con O’Neill of Sherry FitzGerald O’Neill quoting a guide of €315,000.

Situated in a terrace of houses which dates from the 1850s, the three-storey property was significantly extended in the 1980s. “It has gas-fired heating, double glazing and a stove and has been refurbished by current owners,” says Mr O’Neill.

In the original part of the property at the front, there’s a long sitting room which leads through to a hallway with a shower room. In an extension at the rear, there’s a long kitchen/dining/living room with fitted units and also a utility room.

Upstairs there’s a bathroom and two bedrooms including one in a first-floor extension which also houses two windowless store rooms. The top floor has another two bedrooms with sloped ceilings.

In the very long garden at the rear, there’s a patio, some lawn, a timber shed as well as a block-built one and a parking area.

The property is close to all amenities in the town centre and has excellent space for a family but could also be bought as an investment property or by a buyer relocating from a rural area, says Mr O’Neill.

VERDICT: Unexpectedly spacious and long for a mid-terrace town centre property.

Given that the first viewer at 77 The Sonata, Harty’s Quay in Rochestown put in an immediate bid of the €325,000 guide price on Monday, it seems highly likely that this two-bed apartment is going to sell quickly, and well.

Situated on the first floor of the 2005-built complex, the property has two balconies — one at the rear looking onto the waterfront and one overlooking communal gardens.

“It’s been owner occupied since day one and is in excellent condition,’’ says Garry O’Donnell of ERA Downey McCarthy, pointing out properties in this popular waterfront development are always in demand.

The largest room in the 87 sq metre apartment is an open plan living/dining area with laminate flooring, a kitchenette with cream units and a set of double doors opening onto a balcony with estuary views. It also has a bathroom and two bedrooms including one with both a balcony overlooking the gardens and an en suite.

“It has a B3 BER which means it qualifies for a green mortgage” says Mr O’Donnell, noting that the property has one allocated parking space in the private gated development.

Located just a few minutes’ walk from the Greenway which runs to Passage West, Harty’s Quay is within a ten-minute drive from Douglas village. It’s across the road from the site of the former Rochestown Inn, where planning permission has been sought for a bar, café and apartments.

“Interest is coming from first-time buyers, downsizers and investors — the viewer who put in the bid on Monday is a relocator,’’ reveals Mr O’Donnell.

VERDICT: Harty’s Quay properties are sought after because of their waterfront location and proximity to Douglas.
