THUMBING your nose at a terraced ex-council house is not clever these days. It’s plain for all to see that they are among the most conveniently located homes in the city. This is very much the case in Turners Cross, which is just a short walk from the city centre, from schools and from retail etc. Even better, these Turners Cross homes come with gardens. In the right hands, they scrub up so well, that if you were led blindfolded indoors, there’s a good chance you’d think you were in a new build, once the blindfold was removed.

Such is the case at No 52 Friars Road, where indoors is like a new home and outdoors is barely recognisable as a former council house.
It helped that the chap who bought it is in the plumbing trade and knew which professionals to call on for building works, electrics, plastering etc. They got the call when he bought it five years ago, embarking on a head-to-toe renovation, during which No 52 was re-wired and re-plumbed (presumably by the man himself); had a new kitchen fitted and bathrooms installed.

It was also re-plastered and insulated.
The 70 sq m house was an executor sale back then and was “very dated” the owner says, but it’s as contemporary as they come these days. John Moynihan of Sherry FitzGerald is the selling agent and he says the owner upgraded it to a turnkey property after buying it five years ago.

House sales of renovated homes have been doing well on Friars Road lately. In June this year, No 52’s next-door neighbour (50 Friars Road, a four-bed) sold for €425,000, having been bought for €265,000 in 2017. No 50, which also featured in these pages, had already been extended prior to 2017 (a two-storey rear add-on) but the couple that bought it then did a whole lot more to it. It went on the market in October last year for €385,000 and sold for €425,000 in June. Another nearby house in the neighbourhood No 49, sold in 2017 for €167,000 and in 2019 for €317,000.
No 52 is on the market with a guide of €350,000.
First time buyers, investors and downsizers will all by vying for this crisply presented, cityside home.
