Approval for new Limerick housing estate of more than 200 homes

Planning has been granted for a new residential development in Limerick of more than 200 homes.

Clonshire Construction Limited lodged plans in March for 212 units and a creche on a site at Towlerton, Ballysimon Road, Limerick. The site is located in the east of Limerick City between the Bloodmill and Groody Roads and is accessed by a new link road.

The housing mix is made up of 102 two- and three-storey homes, six three-storey apartment blocks comprising 100 units and five three-storey duplex blocks with 10 units. The site has three separate access junctions serving the site to the north and south from the recently constructed Towlerton Distributor Road, which subdivides the application site. 

The plans were lodged under the Large-Scale Residential Development (LRD) planning programme.

Limerick City and County Council last week granted planning permission for the development subject to a number of conditions and refused the developer's request for a seven-year duration on the grounds that the greenfield site and unit numbers did not justify it. The council said 44 of the units will be for social and affordable housing. A development contribution of €560,328.50 applies, along with a bond of €954,000. 

The council had also sought further information on the plans related to flooding, apartment design and cycle storage before granting permission.
