€1m Wexford land sale with extensive river frontage sees steady stream of inquiries
Marshmeadows, New Ross, formerly an oil terminal, is on the market for €1m. The site would suit a logistics/haulage operation.
The 7.68a (3.11ha) site is at the core of the Marshmeadows Industrial Hub and is zoned for port-related and logistics activities.
The property includes existing on-site infrastructure with c 140sq m of office accommodation, a 151sq m garage/workshop, and a 133sq m warehouse providing immediate functional space to support a variety of uses.
Selling agent Philip Carton of PN O’Gorman auctioneers said the brownfield site “represents one of the final opportunities to acquire prime industrial-zoned land within this established and expanding business hub”.
Its location ensures easy access to the N25 primary route and the New Ross Bypass, while New Ross town centre is less than 2km away, as is the Strokestown Junction, with connectivity to regional and national transport links.
During the property’s history as an oil terminal, with frontage onto Marshmeadows Port facility on the River Barrow, significant amounts of oil were brought in by various operators such as Esso and Campus Oil.

However the site was subsequently de-commissioned — and has been for well over a decade — and Mr Carton said prospective buyers can have sight of a “full environmental report”.
“It’s all been done according to Department of the Environment guidelines and I would consider it a brownfield site,” the agent said.
He expects interest from the logistics and haulage sector in line with companies who already operate out of the Marshmeadows hub, as well as fuel and biofuel companies.
“It’s an excellent development opportunity and the site is site is ideally suited to a wide range of commercial and industrial enterprises seeking a strategically located, future-focused Investment,” Mr Carton said.
Connectivity to Waterford City (Belview Port), Wexford and Rosslare Europort is a given. Rates are €10,524pa.
The site is being offered for sale by tender with a deadline of 5pm, June 24 for receipt of tenders.
Interested parties will, at the vendor’s discretion, be provided with access to a dedicated data room.
The data room contains comprehensive information including site maps, title information, the contract for sale, and details of the bidding process.
Mr Carton said there has been “a steady stream of enquiries” since the site launched earlier this week.
In 2022, PN O’Gorman sold a similar size development site (8a) at Rosbercon, New Ross for in excess of €2m.
The former Stafford Shipping site had mixed-use zoning and extensive river frontage and was in New Ross town centre.
