‘The Grange’ owners call time as hostelry is put up for sale by tender

The Grange Bar and Restaurant, a long-established hospitality landmark in the Douglas area, is up for sale and expected to fetch in excess of €1m.

The bar will continue to trade until it is sold, while the restaurant operator, trading as Khor Asian and Chinese Cuisine, will remain.

The property is for sale by tender, with industry sources predicting it will fetch upwards of €1m. The Pinecroft, a pub of comparable size also on Grange Road, sold in April 2021 for close to the original €875,000 guide. 

It was converted into an off-licence and cafe.

The Grange bar, run by Catherine and Bob O’Neill as a family business for many years, is up for sale as Catherine contemplates retirement. Her husband Bob passed away in 2016.

The property has been in their ownership since 1985.

On a substantial 0.54a (0.22ha) site, with over 28m of frontage onto Grange Road, it comes with plenty of car parking and a secure yard to the rear, which has been used as an external courtyard for patrons.

The single storey licenced premises, laid out as a spacious bar and lounge to the front (482sq m), with a restaurant to the rear (121sq m), is in a neighbourhood of expanding residential development.

Selling agent Rob Coughlan of Cohalan Downing said it is suited “to a multitude of uses” given its size, shape and profile.

“It’s in immaculate condition and it’s currently the only bar serving that catchment area. There’s a lot of chimney pots in that neighbourhood,” the agent said. There are more than 1,000 homes within a 1km radius of the property, “providing a readymade catchment for future business growth”, said Mr Coughlan.

The agent added that it would suit a variety of buyers including owner occupier/asset management or investors.

In a prime suburban location 5km south of Cork city, 2km from Douglas village and from the Kinsale Road roundabout, immediate neighbours include an Aldi store and Ryan’s Supervalu. Interested parties must submit their formal tender by 12 noon on December 4.
