A LARGE office building fully let to online retail giant Amazon — who ordered a full return to five-day-a-week office work globally at the start of this year — is up for sale, one of two Cork office investments offered at a total of €10.75m

Guided at €6.75m as an investment is building 6400 at Cork Airport Business Park, occupied by Amazon since 2006. It’s the largest of three blocks Amazon have leased there.

Amazon is understood to employ about 1,000 people in Cork, in c 70,000 sq ft of space, and employs 6,500 nationally, and 1.55m globally, as of the start of this year, up 2% on 2023.

Amazon ordered a full return to office work from January after work from home and hybrid work were introduced for the pandemic.

Amazon has three substantial office presences in Dublin — at Charlemont Place, Burlington Road, and Burlington Plaza, totalling 400,000 sq ft, with offices also in Tallaght, Blanchardstown, and Drogheda. Amazon opened its first ‘fulfillment centre’ in Dublin in 2022, and established amazon.ie earlier in 2025.

Building 6400 in Cork Airport Business Park is one of two significant Cork office investments put to market this week, with agents CBRE, for owners Henley Barta.

Also put up for sale is building 6700, let to Red Hat, an IBM subsidiary, and which is priced at €4m.

Vendors Henley Bartra had acquired five buildings, totalling 120,000 sq ft and with two let to Amazon, along with a three-acre site at Cork Airport Business Park, back in 2019 for more than €20m, off-market via CBRE, from a Norwegian investor.

Now, the fund formed by Barta Capital and UK-based private equity investor Henley is selling buildings 6700 and 6400 at avenue 6000.

The larger, 6400, is 45,000 sq ft and is fully let to Amazon at a current rent of €756,888,

At the guide of €6.75m, it reflects a return of 10.2%.

It was widely reported in 2022 that Amazon was seeking a larger, or additional, office presence in Cork for up to 1,000 employees.

It currently has c 70,000 sq ft in Cork and has remained at Cork Airport Business Park, with a lease extended to September 2027 on building 6400.

“It is positive to note that Amazon did not exercise their recent break option, September 2025,” say CBRE agents Brian Edwards and Johnny McKenna.

Guiding at €4m, building 6700 has 25,839 sq ft, and is fully let to IBM-linked Red Hat Limited under three separate leases at a combined annual rent of €412,550.

These leases run until February 1, 2028, and at the guide offer a net initial yield of 9.4%.

Other occupiers at the Cork Airport Business Park are the likes of Analog Devices, BNY Mellon, Aon Hewitt, and McKesson.

“This is an excellent opportunity to acquire high-yielding office investments with exceptional tenants, with tenants not affected,” said CBRE Cork director Brian Edwards.

“The properties, which were constructed in 2006, are finished to a high standard and have a B3 energy rating. The properties are offered individually or combined.”
