Go with the flow at Fernwalk, Ballincollig
THERE’s a good, easy flow of space to the back and side of the quality four-bed dormer home, at 17 Fernwalk, in the Greenfields development outside Ballincollig.
That flow is down to having a sunroom off one end of the bright kitchen/dining room, with a family room off to the kitchen’s other end, via an arch, while back toward the front of the house double doors link the kitchen to a formal dining room.
In all, it’s quite an ideal set up for an active family, who want to stay connected around the hub of a kitchen.
And, for other times when people want to withdraw for a bit of quiet space, across the cherry-wood floored hall hallway to the front of No 17 is a separate living room, a decent size at 17’ by 14’, with a bay widow, and a cast iron fireplace (there’s another fireplace in the family room.)
Selling agent for No 17 is Norma Healy of Sherry FitzGerald who seeks offers of €540,000 for the accommodating home “designed around today’s family lifestyle specifications”.
It’s a dormer, of 2,100 sq ft, and one of its four bedrooms is at ground level, next to the guest WC, so it’s quite adaptable for different family generations thanks to the ground floor, bed-four option.
As a part-result too, the master bedroom up on the first floor level comes out as a nice accommodating room, at 17’ by 17’ at max, and then into the mix is a 10’ by 6’ dressing room, and similar sized en suite bathroom. The other two timber-floored bedrooms are each doubles, and the bathroom’s a three-piece, with bath.
Overall condition is very good, with some attractive wood floors, and No 17 has oil central heating is wired for an alarm, and comes with a C3 BER.
Handily, the Fernwalk house comes on a site to match the house’s area, and there’s 0.27 of an acre in this case, walled-in to the back with shed, and the main garden aspect is west-facing.
Most of the houses in Fernwalk are individual, detached one-offs and so there’s a variation in prices when re-sold, depending on locations within the scheme, size, aspect and finishes.
There have been about 10 resales in the past six years, at prices from €378,000 to €545,000, with three making more than €500k, two of them in the past two years and one other back in 2011.
Ballincollig saw lots of good trading-up activity last year thanks to its very healthy and growing employment base, and No 17’s early out of the traps as a sales barometer for 2016.
