Waterford’s Colligan Bridge right by wonderful woods

Now that the trees are in their final autumn beauty after this week’s cold snap and gales, the gardens at this house in Colligan Bridge near Dungarvan have turned from green to yellow-gold and red...and ready to disappear.

Viewers coming to check out this detached architect designed property and its colourful woodland gardens will encounter some of the many walkers, hikers, joggers and photographers who visit to the adjacent Colligan Woods in large numbers at this ‘fall’ into winter time of the year.

Viewers can stroll up the tree-lined driveway and take in the views of Colligan Bridge and Colligan River which can be seen from the balcony at the front of the house.

They may catch a glimpse of local birdlife, but only those who go on to buy the property are likely to witness red squirrels scampering out of the forest to collect acorns in the garden.

The current owners have lived with their three children in the woodland haven since 2005. “There’s wild life of all sorts in the forest - deer, squirrels, owls and lots of frogs – we often see herons in the river,’’ says the man of the house.

The property sits on over an acre and has a variety of mature trees including the oaks which attract the squirrels.

The original owners who built it in the 1970s put in a stable block with three stables and most likely kept ponies in the paddock , but the current owners are happy with just the wildlife.

Designed to allow its occupants make the most of its scenic setting, the house has all the main accommodation on the upper level and has a large balcony at both the front and the side.

Offering 1,920 sq ft of living space, it’s a three-bed property which also has a self-contained apartment at the lower level When they bought the house, they dry-lined the interior, insulated the attic, put in double glazed windows and added a stove to bring the energy rating up to a cozy C3.

They also fitted a new cream kitchen with appliances.

Leading out on to the balcony at the front is a spacious large windowed lounge with panoramic views of garden, hills and forest. At one side is a separate dining area while at the rear of the house there’s also a large kitchen/dining/living area On this level there’s also a bathroom and three bedrooms including one en suite.

On the lower level with its own entrance is a 26’ long bedroom/kitchen/living room with a bathroom. This room is currently in use as a family games room and for accommodating guests.

Along with the stables and the tack room at the front of the property, there’s also an outbuilding at the rear which has two carports, a utility room and a workshop.

The gardens have green areas with goal posts, a trampoline and swings and are well equipped for playing Out front there’s a patio with a picnic table, a BBQ area and a fish pond filled with large goldfish.

In seasons of mellow fruitfulness, the owners can pick apples and pears from a small orchard behind the house. At other times of the year they have gooseberries and cherries from the garden as well as strawberries, tomatoes and peas from their own greenhouse.

Seeking offers of €295,000, Sherry FitzGerald Reynolds say this is a wonderful family home.

"The woodland location is peaceful and scenic and just eight kilometers from Dungarvan," says auctioneer Sinead Reynolds.
