Ballincollig prices back on the march as Limeworth guided at €720,000
Oops: the editorial here last week on 35 The Meadows in Cork’s Ballincollig got the house price very wrong — the correct price for the five-bed detached No 35 is €530,000, and not the €350,000 that appeared in print — it led to much regrettable confusion, and some hopes dashed.
Now, another house also numbered No 35 comes to market in the greater Ballincollig area, with no confusion this time about its price tag: No 35 Limeworth is guided at €720,000 by Norma Healy of Sherry FitzGerald, for a six-bed of c2,800sq ft.
Earlier this year, a slightly smaller five-bed, No 25, made €635,000. Over the three preceding years, Limeworth’s prices hovered in the €500,000s. No 36 next door fetched €500,400 two years ago, but in 2010, No 34 made €665,198, and No 33 fetched €715,000, while No 15 topped the lot, also in 2010 selling for €745,000 according to the Price Register.
No 35 is now being sold for Limeworth’s developer Denis O’Driscoll, and has been rented in recent years, but is in excellent condition, with attic level bringing the bedrooms tally to six, all oak floored.
No 35 has two reception rooms, and the kitchen opens to a conservatory/dining room, overlooking a rear garden which is lawn free, and fully paved with sandstone flags, ringed in shrubs, while the front is brick-paved. There’s also a block-built garden shed.
Ms Healy says the finish is flawless, and the Limeworth development of detached-only homes is “extremely up-market,” within a walk of the gaelscoil and Ballincollig itself.
Some of the stronger detached home sales recently in the outer western suburbs include Drakesbank, a 2,700 sq ft detached on the Model Farm Road, which made €650,000, and 1 Birchley, Model Farm Road, selling for €700,000.
