Trading up: Waterfall, Cork €585,000

House resales in the Heatherfield scheme in Cork’s Waterfall vary considerably: two sold back in 2011 for €495,000 and €640,000 and the latest showing up on the Price Register was No 36, in 2013, for €530,000. Now, the house next door, No 35, comes for sale with a €585,000 prices tag quoted by estate agent Jeremy Murphy.

Given their relative proximity to the Bishopstown and the western suburbs, these big (2,600 sq ft) detached family homes always sell well, and the fact there’s clusters of them here (57 in all) means lots of children roaming around for buyers’ offspring to play with, with other houses and gardens to visit. Downstairs has 9’ high ceilings, good main reception room, study, large hall and a sunken family room off the kitchen/dining room, and there’s also a utility and guest WC.

Overhead, two of the five bedrooms are en suite, and the master bedroom also has a dressing room.

Overall condition is very good, says Mr Murphy, adding that No 35 is on a corner site, with parking for four cars, and he pitches it as a very family-friendly trading up home.

VERDICT: Nice size and site.
