Something special in Sandycove
On its first day of viewing close to 100 parties came through the door. In fact offers were on the table within days of it being launched, says agent Steven Manek of DNG. This comes as no surprise as No 31 is a very special house. According to Manek viewers have been a mixture of both traders up and traders down; however, there were also a large number of people who came along just for a look.
Sold to the current owners back in 2004 for close to €900,000, the current asking price is €995,000, although the property has since been practically rebuilt inside. Another high specification luxury home on the same the road has an asking price of €1.35 million, although it has been on the market for close to two years now.
Surprisingly, no interior designers were involved in the refurbishment of the property. The entire look has been created by the owners. It would seem that they have a great flair for interiors, and it is almost impossible to criticise any aspect of their styling. The only negative really is the brilliant white theme carried throughout the living area which may be a little impractical when it comes to families with very young kids.
There is a simple gravelled forecourt to the front of the house which provides plenty of off-street parking. Electric sliding gates have been installed at the entrance whilst there is also a small pedestrian gate.
No 21 is a spacious home offering 1,900 square foot of cheery living space. The main reception room is a wonderful bright room with substantial glazing on two sides along with a glass rooflight, pouring light into the very centre. The flooring here is a stained wide plank oak which is used throughout the house.
There are retractable sliding doors to the garden and patio. A recessed gas fire is the focal point of the room with everything else centred around it.
Double doors open from the reception room out to the kitchen which is lit by a small number of spotlights as well as a centre light fitting. All of the white high gloss units are fitted with comfort closing drawers. Both the kitchen and living room have been wired for a Bang & Olufsen sound system, while a small utility room adjacent to the kitchen houses the washing machine as well as the gas boiler.
Upstairs, most of the four bedrooms come with fitted designer wardrobes. The master bedroom has a walk-in wardrobe which could also act as a study or secret home office if needs be.
The 50’ rear garden has been professionally designed by Formality Design of Dun Laoghaire. The design includes two patio areas as well as a low maintenance lawn. The original cut stone walls along with some hedging help create a somewhat formal look. The rear outdoor space is south-west facing, which means it enjoys all day sun.
Back inside the property some of the features worth mentioning include remote control blinds on all of the Velux windows, chrome electrical fittings as well as internal panelled doors. There is a video intercom system at the main entrance gate which can be operated from both the reception areas and sleeping quarters.
One to view - but be quick.
