Saddle up for The Paddocks
Normally, only a house or two a year comes up for sale in this prized Douglas/Maryborough Hill up-market estate, and when several came along in spring this year it meant choice for bidders, but put a bit of a bidding dampener at the same time for vendors.
With the sale on one of the big ones, no 6, gone through at a reported ā¬1.35 million via Savills Hamilton Osborne King, the attention has shifted back more now to no 10, on the market since earlier this year with Brian Olden of Cohalan Downing.
He guides the 2,300 sq ft house, with great attic rooms extension and a spot-on, swish kitchen, at ā¬1.1 million for its vendors, who are doing up a family home on a much larger site in the greater Douglas/Rochestown hinterland.
He reckons it probably slipped a bit under the radar with all the market negativity in the past few months, but argues for its build quality, space, location, and extra features ā and says it is real value at this price.
It has five bedrooms, extremely high quality bathrooms with a top-notch brand name specification, and it is in real walk-in condition.
Despite the past six months of drip-drip market negativity, the residential upper end still remains strongest of all, with buyers prepared to jump when they know the product and location are just what they want.
Case in point is the āsale agreedā for a four-bed semi-d in Hettyfield, Douglas, which went for sale at ā¬1.1 million, but was pushed to a reported eventual sale price closer to ā¬1.4 million, via Cohalan Downing. Get two bidder of like minds, it is almost like the good old days.
