ARDMORE estate agent Brian Gleeson has his Pebble Beach, Ardmore big ‘un already under offer above its €3 million asking price after just two weeks on the market.

The 6,000 sq ft beachside house on five acres just east of the village got a big spread here in these pages as its launch, but for the more rank and file reader and house-hunter, the same agent has a more manageable option too, at Whiting Bay.

Known as much, or more widely, as a horse racing commentator as an auctioneer, Mr Gleeson knows you need horses for courses, that’s why he has a more modest guide on the admittedly more modest property seen here, at nearby Whiting Bay.

The three-bed bungalow is on a great site, though, of 2.5 acres right by the popular beach, favoured in particular by anglers, as well as by surfers and swimmers.

The lure here is the fact the grounds of this bungalow run down to the sandy beach ... as will the kids as soon as the door is opened. Just try and get them back at mealtimes.

Ardmore village and its hinterland in west Waterford is blessed with fine beaches, says Mr Gleeson, and attracts holiday makers from Cork, Waterford, Tipperary and Kilkenny, among other destinations.

He has the Rectory in ever-popular Ardmore changing hands around about now for close to its €2.5 million guide, recently got €385,000 for a modest two-bed cottage, and says demand at each price level is strong.

He pins a €975,000 asking price to this Whiting Bay offer, and knows there’ll be interest straight away at this sort of sum.

Anyone buying at this price level is likely to view this as site value with an existing residence, and surely will seek to put something grander, mixing sand with cement in an imaginative way, subject of course to planning permission.

In its current layout it has a hall, three bedrooms, sitting room, kitchen and bathroom, plus garage.

Meanwhile, Mr Gleeson’s top offering Pebble Beach on the other side of Ardmore has 6,000 sq ft of space, five acres of ground with hundreds of yards of beach frontage, a helicopter pad, indoor swimming pool and games room.
