IT’S hard to believe that this unusual house in Adare, Co Limerick was only built four years ago: the concrete barges, old slates and arched French doors all give the impression of an older, lodge-style property.

Given a design lead by some of Adare’s own collection of individual old homes, the house doesn’t conform to a standard layout either.

It has an asymmetrical gable, which joins the single-storey kitchen wing to the main, two-story house which in turn comes with single width rooms that allows light to enter from front to back.

The curved, Georgian-style wing has a total of nine windows and the main living room has four windows, which, along with generous amounts of space, gives a luxurious feeling to the property at Gortnagour, Clonshire.

Rachel O’Keeffe of Chessers Auctioneers has just launched the property this week and gives a guide price of €650,000 for the house and its site of three-quarters of an acre.

She describes it a very comfortable, homely house, but one that comes with a stunning interior and a number of outbuildings, including a stable, which rather fits the ‘room for a pony’ criteria of buyers in this price range.

However, this house isn’t at all pretentious, despite having top quality fittings, five bedrooms and a range of living rooms, it’s very much a family home and one which has been designed to be used as such.

The unpredictability of the layout adds to its attractions: entrance is via the climber-clad porch to a square, main hallway of 14’ by 16’ with an imposing staircase to the upper level.

Most of the rooms have access from the hall including the main living room of 20’ by 15’ which spans the right-hand side of the house.

This room comes with extra-high ceilings, coving and a marble fireplace with cast-iron insert. Wide plank, pitch pine is used here and in the remainder of the living rooms, save for the tiling in the kitchen.

The kitchen/living room is to the left of the main hallway and is a stunning space at 16’ by 29’. It comes with its own granite fireplace at one end and a fitted, country pine kitchen at the other with oil-fired Rayburn.

It has a separate pantry with sink, shelving and presses as well as a utility room that’s also plumbed and comes with another, large storage press.

Wide and beautiful French doors give access to the front of the house and the rest of the room is flooded with light from its many windows.

As well as the kitchen/living room, there is a formal dining room of 14’ by 17’, which is ideal for entertaining, says Rachel O’Keeffe, and adjoining it is a small study with TV and telephone points. A guest bathroom is also located off the kitchen.

The first floor is given over entirely to bedrooms and just one, the master bedroom, is ensuite, with the remaining rooms sharing a main bathroom that’s fitted with a separate shower cubicle and a corner bath.

Three of these four rooms are good doubles and all of the bedrooms come with fitted wardrobes. Heating is by oil and the grounds are fully landscaped with a sunny patio area.

The rear of the house has a double car-port, a workshop of 16’ by 29’, two sheds and a stable, which leaves plenty of scope for DIY enthusiasts, spill-over storage for large families or even a home-base for the self-employed.
