Thw development will see a mixture of apartments and townhouses.

Over 220 new homes have been given the green light for the centre of Carrigaline, Co Cork, after An Bord Pleanála approved plans for a strategic housing development which also provides for a new riverside greenway and amphitheatre with tiered seating.

The board has granted developer Reside Investments planning permission for 202 apartments and 22 townhouses/duplex units as well as a creche on a 3.7-hectare site at Kilmoney Road on the western side of Carrigaline town centre.

The apartments will be spread over two U-shaped blocks ranging in height of up to six and seven storeys.

The development will also include a local play area, a kickabout area, an activity trail, and greenway along the Owenboy River as well as a gathering area and amphitheatre with a tiered seating area.

Other elements of the plans include a civic space, promenade and two courtyards as well as three retail units.

Subject to compliance with a number of planning conditions, the board said it considered that the proposed development would constitute an acceptable quantum and density in an accessible urban location.

The board was also satisfied that the new housing scheme would not seriously injure the residential or visual amenities of the area and would be acceptable in terms of urban design, height and road safety.

Conditions

One of the conditions imposed by the board stipulates that the riverside public open space as well as a pedestrian and cycle connection to the R611/Main Street in Carrigaline must be completed and open to the public before 50% of the housing units are occupied.

Consultants for Reside Investments, a company with a registered address in Mallow, Co Cork, said the development would seek to transform Carrigaline town centre along its east-west axis in a manner that promoted connectivity and public realm.

They claimed it would address the crucial need for residential accommodation in a densely populated town as well as provide a mixed-use town centre development.

It would also introduce a much-needed outdoor, public amenity space for the town centre, according to the consultants.

The developer acknowledged that the number of proposed car park spaces at 255 was 200 below the number required under the Cork County Development Plan but it argued a reduced level of parking was acceptable given the site was well served by public transport.

The estimated cost of the one-bed apartments ranges from €142,878 to €152,953, while it is in the range of €192,973 to €311,355 for the two-bed units.
