47a Cork village holding brimming with potential at €10k/acre

New to the market with Millstreet-based auctioneers Dick Pomeroy & Company is a 47.5-acre holding on the outskirts of Knocknagree village, northwest Cork, next to the Kerry border.
The N72 runs to the south of the holding, giving access to Banteer (25km) and Killarney (26km), with Rathmore located 5km south.
“It’s a rare opportunity to acquire a valuable parcel of land,” says selling agent Catherine Pomeroy of the executor sale. “It’s ideally located, it abuts two public roads and we’ve had lots of calls and interest already.” While part of the lands are detached from the rest, it’s only a very short distance via a farm passageway. The land is good, although mixed.
“The property comprises quality agricultural land, together with approximately 17 acres of heavier ground,” says Catherine.
The existence of outbuildings close to the main street suggests the possibility of further development. A number of private homes are lined up immediately alongside the section fronting onto Knocknagree village and almost opposite the local Catholic Church. While there are certainly no guarantees when it comes to planning permission these days, the location suggests a clear possibility of obtaining planning permission for a dwelling at some future point.
All of this adds to the attraction of the holding at a time when the appetites for land and housing are both very strong.
Mains water and electricity are connected and the outbuildings include an obsolete parlour and cubicle shed.
With a price guide of €470,000 (€10,000/acre), there should be strong interest.
