A 37-acre quality farmstead in Kilkenny is certainly to attract a wide range of bidders when it goes under the hammer on Friday, March 6.

The property is at Russellstown, close to the Laois border, the River Nore, and 3.5km north of the village of Ballyragget. 

Castlecomer is 11km away and Kilkenny City is 20km to the south. The auction will take place at the auction room in Ballycomey House.

The man with the gavel will be Castlecomer-based auctioneer Joseph Coogan, who describes the property as high-quality land with a high-quality dwelling.

“It has a lovely house, farm buildings, and very good land,” says Joseph.

“I’ve interest from Dublin and Kildare so far … If you sold a house anywhere up there, you’d be able to buy this property.

“We’ve local interest too, of course. 

But it’s all very well having enquiries — it’s who is standing in front of you bidding on the day itself that counts. 

"There are no guarantees when it comes to auctions, but I would be optimistic that it will sell on the day.”

The 37 acres of top-class land are all in one block with good road frontage. Divided into eight divisions, the lands are ideally suited to any agricultural use. 

There is a natural water supply, as well as a pumphouse providing water to the dwelling.

The comprehensive range of farm buildings include a three-span round roof shed with three-span lean-to, two-span lean-to off the end gable, two-span lean-to building with slats and feeding area, a silage pit, dungstead, and a cattle crush with a number of old but useful out-offices and a concrete yard.
