Coming up for public auction on Monday, the 16th of March next is a 70-acre chunk of the Golden Vale, close to the aptly named village of Golden in South Tipperary.

The property in question is in the townland of Cloghleigh, less than a kilometre to the southeast of Golden, with the L4305 and another minor public road running along its northern and western boundaries respectively.

“It’s a lovely block of land on the roadside between the villages of New Inn and Golden,” says selling agent John Fitzgerald of Clonmel-based Sherry Fitzgerald Pollard Fitzgerald. “It’s about 7km from Cashel.

“It is a nice level block of ground – the best of land and there aren’t any buildings on it; just straightforward land and it’s easily accessible.”

With the M8 lying only 4km to the east as the crow flies, the location is not only in a very active farming area with highly sought-after lands, but also very convenient for use as an outside farm or an investor of some kind living far away from the area.

“It’s in a strong area for farming,” adds John. “There’s a lot of dairying in that area. There’s also a lot of beef farming and tillage and, of course, there’s a lot of activity in the equine sector too.”

The holding has an electrical connection, as well as a good water supply.

“It’s a real farmer’s farm,” says John. “It is well laid out in five or six separate fields and it’s as level as a playing field.

“It could be used as an outside farm… for accommodation for silage or heifers, for example. Or it could be a start-up operation. It’s one of the finest farmland offerings to come on the market in recent years.”

With the various branches of agricultural activity represented locally and the good access to such a quality piece of land, there should be no shortage of bids on the day for this Golden opportunity. The price guide of €1,000,000 (€14,300/acre) could well prove to be a conservative one.
