Land parcel on Cahir outskirts guiding €25k/acre
Marked aerial view of the 9.5-acre holding for sale at Mountain Road, Cahir, Co. Tipperary.
Any land in the proximity of Cahir or Cashel in South Tipperary is always going to garner a good degree of interest, being in one of the established hotspots for agricultural land in Munster.
The latest offering from Cashel-based Maher Auctioneers is a fine example of such a land parcel and it will test the temperature of the local land market for the beginning of 2026.
The property in question is consists of just 9.5 acres of Golden Vale grassland on the Mountain Road, to the west of the busy town of Cahir.
Good road frontage offers excellent access and, although this holding is zoned purely for agricultural use, the long-term possibilities of it being so close to the town will not be lost on any interested parties.
“It’s in very good condition,” says selling agent Nicholas Maher. “It’s in a mainly residential area – it’s land with a lot of potential, whatever the intended use that the next buyer will have for it… there are a lot of dairy farmers and tillage farmers around in the area.”
It’s very useful accessible land that will also be of interest to anyone looking to expand an already established holding.
“It’s a good quality piece of land and it will make for an interesting sale,” adds Nicholas.
The property is guided at €240,000. At a price per acre of over €25,000, that’s already an indication of the relentless upward trend of land prices and in particular of land prices in South Tipperary.
