A 64-acre holding in West Waterford has been eliciting good interest to date, according to selling agent Denis Collins of Fermoy-based auctioneers Collins O’Meara.

The property is at Tubbernahulla, approximately 7km from the village of Ballyduff and close to the Cork border. Araglen is a similar distance north.

“The lands are in a number of divisions sub-divided by the public road,” says Denis. “It’s laid out in permanent pasture and easily accessed by an internal farm roadway in part and with numerous access points from two public roads.”

Apart from the attractive pastures, there are some buildings that will enhance its appeal. These include farm buildings as well as a derelict house.

The commercial outbuildings include slatted sheds and cubicles, silage slab, cattle-handling facilities and a slurry tank. The derelict dwelling, meanwhile, may benefit from property refurbishment grants.

There are private and public water supplies and the land quality makes it suitable for all farming activities.

“It’s a very nice piece of land in two equal divisions on either side of the public road,” says Denis, “with multiple access points… It’s good free-draining land and the old derelict cottage may qualify for one of the improvement grants.”

This farm should have wide appeal with its quality, convenience and considerable size. All told, it’s keenly priced at a guide of €12,500/acre.
