Offer already on table for 113-acre Kilkenny farm
The farmyard and house of the 113-acre holding in Co. Kilkenny.
For sale jointly with Shelley & Purcell Auctioneers in Carrick-on-Suir and REA Grace Auctioneers in Callan, County Kilkenny, a large holding in the south of the county near Windgap is new to the market.
The 113-acre farm at Kildrummy is available in three lots, with the option to sub-divide even more, if the market demands.
There is a traditional farmhouse, a substantial farmyard and some quality grassland, making for a versatile and attractive enterprise that will suit a number of potential buyers.
Lot 1 consists of the residence and farmyard on 90.6 acres. Lot is 22.4 acres of land and Lot 3 is the entire 113-acre property.
“It’s generally very good land,” says joint selling agent John Shelley who, in his 91st year, must surely be Ireland's oldest working auctioneer.Â
“There is an old five-bedroom farmhouse going with it, which is in good condition structurally but not decoratively. The farmyard itself is old.Â

"There are some slatted units, traditional stone buildings and hay barns but they wouldn’t be up to the standards of modern-day farming.”
The accommodation in the house includes a spacious kitchen/dining room and a reception room on the ground floor, with five bedrooms spread over both floors and two bathrooms.Â
There is PVC double glazing and oil-fired central heating. The dwelling house has been unoccupied for over two years and may be eligible for the Vacant House Grant.
The farm is in good permanent pasture, the agent adds, saying that the largest lot (Lot 1) could be split into two parts (of 48 and 42 acres), depending on how demand develops.

So far, there is considerable interest in the holding — unsurprising for the tantalizing availability of so many acres in one parcel and with quality to boot.
“We’ve already have an offer on the table for the entire property,” says John, who is expecting further offers to materialise in the coming days.
The price expectation on this farm is in the region of €15,000 per acre, a reasonable forecast given all the factors combined.
