113-acre West Waterford farm guiding €13.5k/acre
The traditional farmhouse is in need of renovation.
With a superb location overlooking the meandering River Blackwater in West Waterford, a 113-acre farm is new to the market with Fermoy-based Collins O’Meara Auctioneers.
The property is Ballinlevane in two separate sections. The main section of 100 acres is about 2km from the village of Ballyduff, with the second 13-acre section adjacent to the village.
“It’s a very nice piece of land,” says selling agent Denis Collins. “The main block consists of very good land. It’s suitable for all types of farming. I had a viewing there last week and even after all the rain that has fallen recently, the jeep I was driving hardly left a print on the ground.”

The section of land close to the village is steeper in nature and not of the same quality level. Although it’s adjacent to housing, it would not have any development potential.
There is a traditional farmhouse in the main block, which is in need of renovation and may qualify for such grants. Accommodation includes living room, sitting room, dining room, kitchen, four bedrooms and a bathroom.
“The farm was being operated as a dairy farm up to about three years ago,” says Denis. “There are extensive farm buildings there. They’re all functional but in need of a bit of attention as well.”
The price expectation is a reasonable €13,500/acre.
