New to the market with Mallow-based auctioneers Sherry FitzGerald O’Donovan is a quality 91-acre farm in a prime agricultural area to the west of Rathcormac village on the M8 Dublin-Cork motorway.

The holding is at Glenville, less than 1km from the village of the same name — 12km from Rathcormac and 8km from Watergrasshill. It’s available in one or more lots:

The dwelling is a traditional cottage-style farmhouse of stone construction, with plaster finish and slate roof. Accommodation includes a kitchen, living room, parlour, bathroom and two bedrooms.

The outbuildings include a three-column round roof barn, a three-column roof with lean-to attached, a storm-damaged barn, various ancillary outbuildings, and a concrete apron. There is well water for the farm and electricity is connected.

The property lends itself to further subdivision, in the case of market demand dictating that smaller lots be required.

With the house and curtilage an option for sale, there’s a strong likelihood this will sell separately. Recent trends have pointed towards the remainder of the lands being sold in one block. Time will tell over the coming weeks and months and offers have been coming in.

The price guide for the house on 3.5 acres in Lot 2 is in the region of €300,000. For the six-acre field of Lot 3, the expectation was €20,000/acre but that has already been exceeded by a current offer of €125,000. For the remaining 81.5 acres, the agents are quoting a price guide of between €15,000 and €20,000/acre.
