Hybrid auction of 25 acres in Tipperary fetches €442,000
Last week, a 25-acre land parcel at Rathkea near Tipperary Town was successfully sold at auction by Limerick’s GVM Auctioneers.
The auction was held simultaneously online (via lslauctions.com) and at the Great National Ballykisteen Golf Hotel on Wednesday, October 29.
The land in question is at Rathkea, approximately 3km from Tipperary town and south of the R662. Auctioneer Tom Crosse described it as a “prime roadside holding”, its extensive road frontage and juxtaposition in relation to other houses giving it some potential for building a house.
“The land is laid out in easily managed divisions,” said Tom.
The property’s easily accessible roadside position would certainly lend itself to using as an outside farm or extension and the farm had a holding pen and a yard.
With a keen crowd assembled in the auction room, bidding opened at €300,000. At this point, there was one active bidder present in the room and the other online.
Once the value reached €400,000 (€16,000/acre), the holding was placed on the market. A good deal more bidding ensued after that until the gavel fell on a figure of €442,000.
After the dust had settled, Tom Crosse said he was delighted with the result. It equates to €17,680/acre, which is a strong price for the particular area and one that reflects the continuing demand for land.
