The property is at Garryfine in South Limerick, 8km north of Charleville and 13km west of Kilmallock.
This is an executor sale and the lands include 118 acres of permanent pasture laid out in easily managed well-sheltered fields. There are 50 acres of forestry, planted in 2009 and 2013 and comprising of 32 acres of sitka spruce and 18 acres of oak.
The lands have considerable road frontage and is serviced with mains electricity and well water supply. There is a good collection of older outbuildings and the house is a substantial elegant five-bedroom residence.
The property is being offered in lots. Lot 1 consists of 44.3 acres with residence and farm buildings. Lot 2 is 124.2 acres, including the forestry land. Lot 3 is the entire.
“The house would probably need a little bit of modernisation,” says joint selling agent Richard Ryan of GVM.
“But it has a fine structure. With the farm buildings, a lot of them were built in the 1970s, with cubicle houses and covered silage pits… There are also some nice traditional stone outbuildings.”
The overall guide price is €1,800,000: €800,000 for Lot 1 and €1,000,000 for Lot 2.
