233ac Wexford farm sells for more than €3.4m

Last featured in this section on August 14 last, a 233-acre Wexford farm sold at auction for significantly above the price guide.
Located at Ballyrory, 10km from Gorey, the farm went under the hammer at the Ashdown Park Hotel in Gorey on Friday, September 19, with a simultaneous online auction.
Interest was very strong in the run-up to the auction date, according to auctioneer David Quinn of Gorey-based Quinn Property, who noted that a derelict house on the property heightened interest in the overall holding.
The farm was in one block with extensive road frontage and was offered in three lots as well as the entire holding.
The lands were of mixed quality, with 150 acres of excellent free-draining land (currently in grass but suitable for tillage), 88 acres of heavier land and 5.5 acres of mature forestry. The price guide pre-auction was €2.5m.
With about 100 people present, five bidders in the room and another four online, the farm ended up selling in lots rather than as a whole.
Lot 1 consisted of 77 acres, including the derelict house and outbuildings and was sold to a North Wexford businessman for €1.2m.
Lot 2 included 74.6 acres and sold for €1.68m to a South Wicklow farmer/businessman.
Lot 3 is 81.3 acres and sold to the same buyer as Lot 2 for €660,000.
The combined grand total sale price was €3.54m. At €15,000/acre, it was a strong price for mixed-quality lands and 40% higher than its pre-auction guide.
